What CONFOTUR saves a Canadian buyer.
A typical Canadian buying a non-CONFOTUR DR property faces a 3% transfer tax at purchase, a 1% annual property tax (IPI), and 27% income tax on rental yield. CONFOTUR removes all three for 15 years. Run the numbers on a property you're considering:

The Dominican buying process is faster than Canadian conveyancing but uses different instruments. Here's exactly what to expect.
Consultation & project match
A 45-minute call to understand your goals — yield-driven, lifestyle, or both. We send a shortlist of three to five projects that fit your budget and target return.
Site visit or virtual tour
Tour properties in person (we coordinate the trip with Porta's Santo Domingo team) or via live video walkthrough. Either way, you see the unit, the development, the neighborhood, and meet the agents.
Reservation & due diligence
A reservation deposit (typically USD $5,000–$10,000) holds the unit while our notary verifies title, CONFOTUR status, developer reputation, and contract terms. Documents are delivered translated.
Promesa de venta & financing
The promise of sale is signed and a 10–30% down payment wired (we arrange the FINTRAC-compliant transfer). For pre-construction, the balance follows a payment schedule tied to construction milestones.
Closing & title transfer
Final payment, signature of the deed (escritura) before a Dominican notary, and registration with the Title Registry. CONFOTUR exemption is filed concurrently. Title can be held individually, through a Dominican entity, or through a Canadian holdco — we'll advise on what fits your tax picture.
